DEFAULT having been made in the conditions of a certain Mortgage made on March 17, 2004, by Jason Michael Compau and Jennie Mary Compau, husband and wife, as Mortgagor, given by them to CNFC Mortgage Corporation, a Michigan corporation, recorded on April 13, 2004, in the office of the Register of Deeds for Isabella County, Michigan, in Liber 1231, Page 343, which mortgage was assigned to Commercial Bank, a Michigan banking corporation, whose address is 301 North State Street, Alma Michigan 48801, on January 9, 2014, recorded on January 14, 2014, in Liber 1657, Page 431, Isabella County Records, on which Mortgage there is claimed to be due and unpaid, as of the date of this Notice, the sum of Seventy-Six Thousand Six Hundred Thirteen and 74/100 Dollars ($76,613.74); and no suit or proceeding at law or in equity having been instituted to recover the debt or any part thereof secured by said Mortgage, and the power of sale in said Mortgage having become operative by reason of such default; NOTICE IS HEREBY GIVEN that on Thursday, July 30, 2015 at 10:00 o’clock in the forenoon, at the west door of the Isabella County Courthouse, Mt. Pleasant, Michigan, that being one of the places for holding the Circuit Court for Isabella County, there will be offered for sale and sold to the highest bidder or bidders at public auction or venue for purposes of satisfying the amounts due and unpaid on said Mortgage, together with all allowable costs of sale and includable attorney fees, the lands and premises in said Mortgage mentioned and described as follows: LAND SITUATED IN THE TOWNSHIP OF LINCOLN, COUNTY OF ISABELLA, MICHIGAN, DESCRIBED AS: A parcel of land commencing on the West Section line, 519 feet South of the NW corner of the Southwest quarter of the Northwest quarter of Section 26, T13N, R4W, for the place of beginning, thence East at Right Angles, 208.5 feet, thence South at Right Angles to the E-W quarter line of said Section, thence West along the E-W quarter line to the West line of said Section, thence North along said West Section line to the place of beginning, except that part lying South and West of the Centerline of Mission Road, and except the North 274 feet thereof, Lincoln Township, Isabella County, Michigan. Commonly known address: 10475 S. Mission Road, Shepherd, Michigan 48883 Parcel ID Number: 10-026-10-003-03 The period within which the above premises may be redeemed shall expire six (6) months from the date of sale, unless determined abandoned in accordance with M.C.L.A. Sec. 600.3241a, in which case the redemption period shall be 30 days from the time of such sale.
