The Morning Sun, Price: $56,927.99, MORTGAGE SALE This is an attempt to collect a debt, and any information obtained will be used for that purpose. If you are now on active military duty or have been in the prior year, please contact our office at the number below. Default has occurred in the conditions of a mortgage made by LORRAINE WAIDLER, a single woman, Mortgagor, to INDEPENDENT MORTGAGE CO. CENTRAL MI, with offices at 4200 East Beltline, Grand Rapids, MI 49525, Mortgagee, dated March 15, 2005 and recorded March 21, 2005 in Liber 1283 of Mortgages, Page 96 and modified in Liber 1559, on Page 835 which was assigned to INDEPENDENT BANK of 4200 East Beltline, Grand Rapids, Michigan, by Assignment recorded in Liber 1659, Page 405. By reason of such default the undersigned elects to declare the entire unpaid amount of said mortgage due and payable forthwith. At the date of this Notice there is claimed to be due for principal and interest on said mortgage the sum of FIFTY SIX THOUSAND NINE HUNDRED TWENTY SEVEN and 99/100 ($56,927.99) dollars including interest at the rate of 4.125% per annum. No suit or proceeding at law has been instituted to recover the debt secured by said mortgage or any part thereof. Notice is hereby given that by virtue of the power of sale contained in said mortgage and the statute in such case made and provided and to pay said amount with interest as provided in said mortgage, and all legal costs, charges, and expenses, including attorney fees allowed by law, said mortgage will be foreclosed by sale of the mortgaged premises at public vendue to the highest bidder at the Lobby of the Courthouse, 200 N. Main Street, the place of holding the Circuit Court within the County of Isabella, City of Mt. Pleasant, Michigan, on September 17, 2015, at 10:00 a.m., local time. Pursuant to Public Act No. 104, Public Acts of 1971, MCLA 600.3240, MSA 27A.3240, the redemption period shall be 6 months from the date of the foreclosure sale, unless the property is determined to be abandoned under MCLA 600.3241a; MSA 27A.3241(1), in which case the property may be redeemed during the 30 days immediately following the sale or expiration of statutory notice period. If the property is sold at foreclosure sale under Chapter 32 of the Revised Judicature Act of 1961, pursuant to MCL 600.3278 the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damaging the property during the redemption period. The premises covered by said mortgage are situated in the Township of Chippewa, County of Isabella, State of Michigan, described as follows, to wit: The North 16 rods of the Northwest 1/4 of the Southeast 1/4 of Section 19, Town 14 North, Range 3 West, Chippewa Township, Isabella County, Michigan, except the West 46 rods thereof. Also included in the foreclosure proceedings is a 1992 Redman mobile home, serial number 112241683. The Affidavit of Affixture of Manufactured Home is recorded in Liber 1297 on Page 764.
